Demolition and site preparation for University of Derby complete by Cawarden
Cawarden, as part of the ongoing collaboration with University of Derby under our Demolition and Land Remediation Framework, was appointed as the principal contractor for the demolition and associated works at the former Burleigh & Haddon Court and Brook House student flats. This local project, marking another successful venture with University of Derby, was designed to prepare the site for future development.

Enabling The Works
Before commencing demolition, Cawarden undertook extensive enabling works to ensure the safety and efficiency of the project, which included Service Isolation and Asbestos Removal. We ensured all services were isolated, all asbestos was meticulously removed, and a water supply was set up to suppress dust during demolition. Confirmation was also obtained for the Section 81 demolition notice from Derby Council Building Control.
Mechanical Demolition
The demolition of the buildings required careful planning and execution:
Stability and Structural Integrity: The demolition excavator worked systematically through the buildings, always maintaining structural stability. Demolition was carried out methodically in a bay-by-bay sequence, working back to the next primary structural support.
Safety Measures: Two-way radio communications were maintained between the machine operator, site manager, and banksmen. Banksmen were strategically placed during all demolition work. Certain elevations required the erection of demolition scaffolds to ensure safety
Logistics And Environmental Monitoring
Efficient logistics and stringent environmental monitoring were key components of the project:
Traffic Management: Lane and footpath closures were carefully planned as structural demolition neared completion to ensure public safety.
Waste Management: Brick and concrete debris were recycled to create ramps and pads for the demolition rig. Waste was removed to licensed recycling facilities, with crushed demolition material loaded into lorries for off-site removal and re- use into new construction projects.
Environmental Monitoring: Continuous noise, dust, and vibration monitoring was conducted to protect both the surrounding community and on-site personnel.
Project Completion
Upon completion of the demolition works, the site was left in a flat, level, and tidy condition, ready for future development. All waste materials were removed off-site, ensuring a safe and clean environment. This project demonstrated Cawarden’s expertise in delivering high-quality demolition services while maintaining rigorous safety and environmental standards.
