
One of the largest cleared city centre regeneration sites in the Midlands has moved a step closer to realising its potential, after Genr8 Kajima Regeneration was named as the preferred bidder by Stoke-on-Trent City Council.
Procured via the Developer Led Framework, which we manage on behalf of contracting authority Cumbria, Northumberland, Tyne & Wear NHS Trust, the Etruscan Square regeneration scheme has moved forward as a result of our full procurement service. So far, this has included essential support with developer engagement, expression of interest, ITT documentation, tender-related technical queries, evaluation moderation, tender summary reporting, notification and developer agreement confirmation.
Accumulating a substantial amount of knowledge on the regeneration scheme and ambitions held by Stoke-on-Trent City Council since the plans were first developed several years ago, our development director Jonathan Parker has played a key role in helping to reach this latest milestone.
Jonathan said: “It’s been a long time coming for Etruscan Square and it’s very satisfying to now have Genr8 Kajima Regeneration in the frame to deliver Stoke-on-Trent City Council’s important mixed-use development. The Developer Led Framework has been successful in its purpose – bringing public sector development plans to fruition through support from suitable, like-minded developers.
“The framework allows for competition but ultimately enables our clients to discover which is the best partner to bring onboard. We’re committed to end-to-end project support through all our frameworks and will continue to work closely with both parties involved until the plans are complete and available for all to appreciate.”
The plans for Etruscan Square include a mix of affordable residential housing as well as leisure and commercial opportunities.
Councillor Finlay Gordon-McCusker, cabinet member for transport, infrastructure and regeneration at Stoke-on-Trent City Council, said: “Etruscan Square is one of the most significant regeneration sites in our city, and for far too long, people have been promised action but have seen little progress. That is going to change.
“This partnership is a vote of confidence in Stoke-on-Trent’s future. We are working with a developer that has a strong track record of delivering, and together, we will make real progress, delivering high-quality, affordable homes and new opportunities for businesses and residents.”
Supported by £20m of government funding, surveys and investigations are expected to be undertaken this year – enabling preparation works to begin on site in 2026 and the commencement of construction in 2027.
