A sustainable, low-carbon office fit-out for UK Research and Innovation (UKRI) has been successfully completed at Sci-Tech Daresbury in Warrington, delivered by Resolution Interiors via Direct Award through the Refit and Refurbishment Framework, which we manage on behalf of Contracting Authority Red Kite Learning Trust.

The project transforms a ground-floor commercial unit into a flexible, wellness-centred environment for a conservation and heritage science team. Delivered at a value of £334,000, the scheme was carried out between 3rd February 2024 and 14th March 2025, and targets SKA and Fitwel certifications.

The project has also been shortlisted for the UK Fit Out Awards 2025 – under the category of Small Office Fit Out under £500K.

Lowcarbon design meets wellbeing-focused workspace

Appointed during the early preconstruction phase, Resolution Interiors led detailed site surveys and technical reviews to integrate sustainability from day one. The resulting workspace features:

  • A modular timber cassette wall system with low embodied carbon, designed for future relocation
  • Acoustic zoning using suspended baffles and strategic spatial layouts
  • Natural and healthy finishes including clay plaster, Organoid organic wall coverings, acoustic wood wool panels, and lowVOC paints
  • Sustainable furnishings: cork flooring, Forbo eco-friendly carpet tiles, timber terrazzo surfaces made from factory timber waste, and reclaimed/local lighting fixtures

These features align with UKRI’s emphasis on sustainability and occupants’ health, supported by whole-life carbon assessments and the use of Loop to track social value metrics.

Delivering technical precision through collaboration

The most significant construction challenge was reconciling the modular wall system with existing ceiling-level M&E infrastructure. Resolution Interiors conducted detailed coordination to:

  • Adjust wall heights and structural fixings around ducts and steelwork
  • Stagger wall installation to align with mechanical and electrical works
  • Facilitate the application of innovative finishes on non-standard substrates

Close collaboration with Seven Architecture (design) and Chroma (contract administration) ensured the project met all design, sustainability, and functional goals on time and budget.

Recognised excellence in sustainability

The project achieved Highly Commended status at the Pagabo Awards 2025 in the category Best Project Delivering Sustainability Outcomes, highlighting its innovative approach to eco-conscious fit-out delivery.

Pippa Saunders, Marketing Manager at Resolution Interiors said:

“This truly collaborative project showcased what can be achieved when sustainability and wellbeing are embedded from the outset. Huge thanks to UKRI for their forward-thinking brief and to the wider team for turning that vision into reality.”

Supporting forward-thinking delivery

Rebecca Oglesby, Framework Manager at Pagabo Said:

“This is a brilliant example of how The Refit & Refurbishment Framework enables fast, compliant procurement to bring sustainable design to life. It’s great to see a modular, low-carbon approach being used to meet long-term wellbeing and environmental goals. A clear demonstration of how smart fit-out solutions can support public sector innovation.”

Final certification under SKA and Fitwel is pending. In the meantime, Loop continues to track and report on social value and environmental impact.
