25 new homes have been delivered by Lindum Group in Sutton in Ashfield to ease the ongoing demand for affordable housing.
20 homes were handed over yesterday on Charlotte Gardens in Sutton, the most recent development for ADC, made up of six two-bedroom homes, six three-bedroom homes, four one-bedroom flats, and four two-bedroom flats.
The work was procured through our Medium Works Framework. Lindum Group were appointed as the lead contractor by Ashfield District Council who benefited from streamlined procurement and complete compliance.
Lindum has been the main contractor for the projects, working with Ashfield District Council to produce quality affordable homes, that are also kinder to wildlife and the environment as part of the Council’s commitment to lowering its carbon emissions.
All of the Charlotte Gardens homes have been future proofed, with the provision to install EV charging points and solar panels when required. The development also features a wildflower area and hedgehog holes in the fences.

These new affordable houses will be very beneficial to the local area, and we are delighted to be able to play a part in making this, and a range of other social housing projects in the local area, happen.”
Cllr Tom Hollis, Ashfield District Council Executive Lead for Strategic Housing and Climate Change, said: “As a Council we are incredibly proud to be building quality housing for tenants at a time when waiting lists are growing.
“It is important to the Council that the homes built are future-proof and kinder to the planet which is why the homes on Darley Avenue and Spruce Grove feature energy efficiency measures as well as being wildlife friendly with wildflower patches, integral bat boxes, and hedgehog holes in the fences.
“We are constantly looking for new appropriate sites to build more social housing so keep an eye on our channels as we announce upcoming developments.”
Five two and three-bedroom homes have also been built on a former garage site on Spruce Grove, Kirkby to make up the 25.
The new homes join three more recently completed properties on another garage site on neighbouring Darley Avenue. All eight homes across Darley Avenue and Spruce Grove benefit from solar panels built into the roof and electric car charging columns.
The council has taken over the homes after recently announcing plans to add up to 200 more affordable homes in the district over the next four years.
Richard Shaw, Lindum Group Managing Director, said: “We are thrilled to be able to provide more affordable homes for Ashfield District Council to help reduce the growing demand for affordable housing in the area.
“There is currently a widening gap between supply and demand for housing nationally, with the number of people needing a home outweighing the number of properties available. This often means rents will go up, making it even harder for people to find somewhere to live.
“These projects are therefore vital and, coupled with the council’s pledge to bring even more homes, are a step in the right direction to ensure there are plenty of housing opportunities in the local area, and we are very happy to be able to contribute to that.”
